Palm Beach Luxury Market Hits New Heights Despite Rising Interest Rates
Luxury home sales continue to set new highs. Palm Beach County luxury real estate has already broken the annual record for $10M+ sales in home for 2026 with 170 transactions thus far. That bests the all-year record set in 2025 for 170 transactions and sets the stage for a record 255+ transactions in 2026 for a 51% increase over the prior year’s record high.
While the broad real estate market is experiencing declines of 4.5% in overall sales for August versus last year, with single-family homes and condominiums each down significantly due in large part to higher mortgage payments with a 30-year fixed mortgage rate up to 6.67% in August and pushing even higher in September, to over 7%, the very affluent buyer continues to thrive in the Palm Beach luxury real estate market.
A large percentage of Palm Beach real estate buyers are cash. Last month for example 48.1% of all home sales in the County were cash purchases, up for the year. As for condo sales 57.2% were all cash and single family homes 41.8% cash.
Meanwhile, active listings have dropped more than 20% year over year, making it tough for finance-dependent buyers to find homes. The median price of single-family homes has increased a few percentage points to $650,000, while the median price of condominiums has risen a few percentage points to $300,000.
Yet another set of challenges awaits when the Palm Beach luxury real estate market is viewed through the prism of an overall split market, one where the home sales of the ultra-wealthy are influenced heavily by the borrowing costs of others, and where many would be buyers of mid-market homes are locked out by high interest rates and a dearth of foreign capital.
