AYAAN Heights I in Meydan Horizon

Developed by Invest Group Overseas, the Dubai AYAAN Heights I mixed-use commercial and residential project features a location with well-established, complete supporting amenities, clearly divided internal commercial and residential functional zones, and orderly arranged floor layouts. It is a core urban development project created by the group.

This project has launched a total of 100 apartments, with a starting price of 1,625,091 Dirhams. Prices fluctuate according to unit layout, floor, and view; some units are adjacent to the lagoon pool, while the remaining units face the landscape park directly.

One- to Three-Bedroom Apartments

The one-bedroom apartments launched under this project have a floor area ranging from 774.57 to 809.88 square feet. Each unit is equipped with an independent bedroom, an open-plan living and dining area, an integrated kitchen, a master bathroom, a guest bathroom, and a balcony. Units are available with the option of either a garden view or a lagoon pool view, with starting prices of AED 1,625,091 and AED 1,633,570 respectively.

The two-bedroom units of this project measure 1295–1297 square feet, and are equipped with dual balconies, a maid’s room, and multiple bathrooms. The three-bedroom units, sized 1723.73–1763.77 square feet, total only four units across the entire building. They feature a spacious combined living and dining room, a large outdoor area, and all units in the project uniformly adopt high-end finishes, warm color schemes, open layouts, and wide-span glass windows.

Crystal Lagoon and Resident Amenities

The Meydan Horizon residential project in Dubai adopts a crystal lagoon as its core landscape. It is equipped with supporting amenities including waterfront walkways, green public zones, and a coastal avenue that connects all areas within the community. The balconies of its residential units can frame three categories of landscape views, and all units are fitted with natural lighting and expanded outdoor space. All promotional photos uniformly present the scene of low-density modern waterfront residences complemented by tropical greenery.

AYAAN Heights I provides all its residents with a full suite of community amenities that cover all life scenarios. The podium building houses an infinity pool fitted with greenery, lounge chairs and water features, alongside a fully equipped gym, a social lounge, and an indoor children’s play area. Retail outlets are also available within the building, so residents can meet all their daily needs without ever leaving the community.

Location and Payment Structure

AYAAN Heights I is adjacent to Ras Al Khor Road and Al Ain–Dubai Road, two core roads in Dubai. It sits 6 km from Downtown Dubai, 8 km from Dubai Design District, 10 km from Business Bay, and 12 km from DIFC. Its surrounding area is equipped with four major ecological and leisure supporting facilities, including the Ras Al Khor Wildlife Sanctuary.

Both property payment plans for this project require a 20% down payment and a management fee of 5250 UAE Dirhams. The published original plan, which requires paying 60% of the total cost during the construction period and the remaining 40% upon project completion, qualifies for a 4% DLD fee reduction. The alternative plan requires a 10% payment upon handover, with the remaining 30% split into 6 installments to be paid in full within 18 months after handover.
