The Canopies at Yas Point will be the first residential development in Aldar’s newly created waterfront destination along the north side of Yas Island. This development includes 592 apartments divided into six mid-rise buildings. Residents will have the option to choose from studio, one-, two-, or three-bedroom units. Maids' quarters are included in some of the larger two- and three-bedroom units. The entire complex is surrounded by more than 10,000 square meters of landscaped open space, which creates a park-like atmosphere around the buildings. The area is designed to be pedestrian-friendly and offers direct access to the rest of the waterfront. Completion date is set for Q3 2030.

A home buyer will find that they have multiple format options depending on the size of their family and how much space they need. The average size of these formats includes: studio (approximately 46 square meters); one bedroom (approximately 81 square meters); standard two bedrooms (approximately 119 square meters); two bedrooms with a maid's room (approximately 141 square meters); and three bedrooms with a maid's room (approximately 184 square meters). The property is available for purchase using a 55/45 payment plan. Under this plan, 5 percent of the total cost of the property is due upon reservation of the unit, additional payments are made while the unit is being built, and 45 percent of the total cost of the unit is payable at completion of construction. Park-Centred Amenities and Outdoor Living

The Canopies is centered around a large park with many different amenities for its residents. Residents can enjoy the benefits of having access to two resort-style swimming pools, children's water play areas, indoor and outdoor play spaces, paved paths for walking/jogging, and multi-purpose rooms. In addition to these amenities, there are two common areas available to all residents of The Canopies: The Canopy Club and The Hub. The Canopies is situated in proximity to major attractions on Yas Island. It is estimated that Yas Mall will take roughly three minutes to reach; Zayed International Airport is expected to require about ten minutes; Saadiyat Island is likely to require approximately fifteen minutes; while Abu Dhabi City Centre and the Corniche are believed to be accessible in roughly twenty minutes. Additionally, Ferrari World, Warner Bros. World, and Yas Marina Circuit are said to be relatively easy to reach. This provides residents with access to retail, entertainment, air travel, and downtown Abu Dhabi from a waterfront living environment.

Yas Point covers about 600,000 square meters and is designed for residential use, hospitality, retail, food and beverage, educational facilities, and open space. The overall master plan will develop approximately 1,600 units of housing in various stages as well as landscaped pedestrian/bicycle trails, parks and additional recreational features. The Canopies are the first residential development in Yas Point. They allow homeowners to purchase into the first phase of a much larger waterfront community but maintain a low-density, park-like residential environment.
